DEMEX was engaged under an all risk contract to deliver asbestos removal, demolition and civil works at the former Greenmount Beach Resort in Coolangatta.
Located on one of the Gold Coast’s most prominent beachfront sites, the project formed part of the broader transformation of the site into Greenmount Residences, a major luxury residential redevelopment.
The existing 10 storey resort comprised 180 rooms, with basement carpark and podium areas on one of the most recognisable beachfront parcels in southern Gold Coast. DEMEX was engaged to safely remove hazardous materials, demolish the existing structure and prepare the site for the next stage of development.
DEMEX’s scope included hazardous materials investigations, asbestos removal, structural demolition, civil works, waste management and recycling.
The project involved significant hazardous materials complexity, with each of the 180 rooms containing an average of 50sqm of asbestos contaminated paint across internal walls, structural beams and pipework. Around 80% of the external facade also contained asbestos within the coating system.
Program sequencing was designed to integrate asbestos removal, strip out and mechanical demolition concurrently while maintaining safe separation of work fronts.
