In 2015, DEMEX was engaged by Wunda Projects to deliver soft strip demolition works at the iconic Jupiters Casino on the Gold Coast. The project formed part of a complete redevelopment of the 17-storey high-rise, undertaken within a live and operational hotel environment. DEMEX was tasked with the internal removal of all fixtures, fittings, and finishes, working under strict time and noise constraints.
Scope of works included the full internal soft strip of the high-rise structure, including ceilings, floor finishes, internal fit-out, and non-structural layers. Works were undertaken in a sequential manner, progressing from the top floor down in two-storey increments. A single buffer level between work zones was maintained to minimise disruption to hotel guests. Additional works were introduced following the discovery of mould in the HVAC system, requiring targeted remediation before refurbishment could proceed.
Live environment execution: Works were undertaken while the hotel remained fully operational, requiring strict noise management, floor buffering, and around-the-clock coordination.
Labour-intensive waste management: All waste was manually transported using wheelie bins via a single lift during off-peak hours to avoid guest disruption.
Flexible staging strategy: A rolling two-level sequence allowed refurbishment crews to follow directly behind DEMEX teams, streamlining the overall project timeline.
Regulatory-compliant remediation: Mould discovered in ducting systems was safely removed, allowing the broader refurbishment works to continue without delay.
On-time and safe delivery: Despite complex access and scheduling challenges, the project was delivered safely and within the client’s timeframe.
